How I Market Homes

Every home has a story. Sometimes it just needs a clearer one.

Every home has a story. Sometimes it just needs a clearer one. Most agents list homes. I market them. In New Orleans, where buyers often choose a neighborhood before they choose a house, getting the story right helps your home reach the buyers most likely to recognize its value.

A Different Approach

Strategic marketing experience, applied to New Orleans real estate.

Before real estate, I spent more than 20 years helping organizations communicate their value, position their offerings, and connect with the right audiences. Today I apply those same principles to marketing homes in New Orleans.

My background
Strategic communications, executive communications, narrative development, positioning, and audience targeting for Fortune 100 organizations, applied now to marketing New Orleans homes.
How I see a listing
A home is not a commodity. It has a specific story, a specific audience, and a specific value that generic marketing almost always undersells.
What that means for you
Before we talk about price or timing, we talk about positioning: what makes your property different, what buyers are most likely to value about it, and how to reach them.

Why Homes Don't Sell

Most homes don't have a sales problem. They have one of three.

After every listing that sits on the market too long, one of these three things was usually off. Getting them right, before the home goes live, is most of the work.

Putting a home in the MLS is distribution. Marketing is everything that happens before and after.

01

Positioning

The home is presented generically instead of strategically. No clear story, no defined buyer, no differentiation from every other listing in the price range. The listing attracts the wrong buyers, or no buyers.

02

Pricing

The price doesn't reflect the market clearly enough for buyers to act. Too high and the right buyers scroll past. Too low and the home sells fast but leaves money behind. Data-driven pricing is the foundation of a successful sale.

03

Promotion

Putting a home in the MLS is distribution. Marketing is everything that happens before and after. The right buyer might be out of state, unfamiliar with the neighborhood, or not actively searching. Active outreach, agent network promotion, and targeted digital marketing reach them. Passive distribution usually doesn't.

The Framework

Four pillars. Every listing.

This is how I approach every property I represent, a consistent framework built around the same marketing principles I used in communications for more than 20 years.

P

Positioning

Defining what makes the property unique, its architecture, neighborhood, history, and lifestyle, and who the right buyers are. This shapes everything that follows.

P

Preparation

Helping the seller present the home at its best: decluttering, minor improvements, and staging recommendations that maximize impact without unnecessary cost.

P

Presentation

Professional photography, video walkthroughs, and property descriptions that tell the home's story rather than just listing its specs. This is where buyers form their first impression.

P

Promotion

MLS distribution, social media, email, targeted digital advertising, and direct agent outreach, and a real plan to reach the right buyers. Not a "list it and wait" approach.

Positioning Matters

The same property can tell very different stories.

In New Orleans, buyers often choose a neighborhood before they choose a house. They're not simply purchasing a property, they're buying Broadmoor, they're buying Uptown, they're buying Oak Street: the architecture, the walkability, the lifestyle. Positioning your home for that buyer means speaking to the neighborhood story as much as the home itself.

The same property

A 1920s bungalow with original details

Positioned as

A historic home with authentic craftsman character, for the buyer who values preservation and walkable neighborhood life.

Or the same property

A well-priced renovation opportunity

Positioned as

An entry point into a desirable neighborhood, for the buyer willing to trade some condition for an address they couldn't otherwise afford.

Or the same property

A duplex with income potential

Positioned as

A primary residence with rental income that reduces the monthly cost of ownership, for the buyer thinking like an investor.

Getting this right before the home goes to market can mean more interest, more showings, and a stronger position when offers arrive.

What Sellers Can Expect

A clear process. Honest advice.

Every seller deserves to know exactly what's happening with their home, why, and what comes next. Here's how I work.

Before we list
A property walkthrough, a market analysis, and a written marketing strategy, before we talk about signing anything.
While we're live
Regular showing feedback, weekly activity updates, and honest pricing conversations if the market is telling us something.
Through to closing
Clear communication at every step. You'll know what's in every offer, what every term means, and what I recommend, and why.

Who I Work Best With

Sellers who value strategy.

I work best with sellers who want more than a sign in the yard and a listing on a portal. If you're looking for a marketing partner who will take your property seriously, these are the people I serve.

Historic homeowners

Uptown, Broadmoor, Carrollton, Mid-City, and similar character-rich neighborhoods.

Investment property owners

For duplexes, triplexes, and small multifamily assets, marketing isn't just about the building, it's about communicating the income potential and long-term value proposition to the right buyer.

Move-up and downsizing sellers

Coordinating timing and strategy when the sale connects to a purchase.

Relocating owners

Sellers who need their home marketed professionally while managing a move from a distance.

Landlords

Rental properties and income-producing assets, communicating the property's income potential and investment fundamentals effectively.

Thoughtful sellers

Anyone who wants to understand the strategy behind the sale, not just the result.

Next Steps

Let's talk about your property.

No pressure, no pitch. Just an honest conversation about your home, what it could sell for, and what a marketing strategy would look like for your specific property.

01
Property walkthrough

I see the home in person and understand what makes it different from every other listing in the price range.

02
Market analysis

A genuine comparative analysis, what similar homes have sold for, how fast, and what that tells us about pricing your property to perform.

03
Marketing strategy discussion

A written plan for how your home will be positioned, prepared, presented, and promoted, before it ever hits the market.

04
Listing preparation

Coordinating photography, finalizing messaging, and building the timeline so launch day is ready to perform.

The Bottom Line

I don't post listings. I market homes.

If yours didn't sell, or you want to do this right the first time, let's market it like it deserves and get it sold.
